Sales in real estate have increased by 32% in João Pessoa

Sector is booming and the prospects are of strong growth

 

Ignoring the economic crisis, sales self-financed by construction companies of João Pessoa closed last year with R$ 744.4 million (brazilian currency), up 32% in revenues over the previous year (R$ 563.4 million). In 2009, 3366 housing units were sold , which pointed to an increase of 25%.

According to an expert in real estate, Fábio Henriques, responsible for consolidating the numbers of the Union of Construction Industry in João Pessoa (Sinduscon-JP), an increase of 9% in the capital square meter (R$ 2341.61) while in the neighborhoods near the beach, as Cabo Branco and Manaíra, the meter reached 11% of valuatiom (R$ 2935.70).

Fábio Henriques also states that the survey figures do not include sales of properties financed by state banks (CEF and BB), or transactions of purchase and sale of property held by individuals and lots, houses and residential flats.

"Government banks focus more on financing the outskirts areas of the capital. Much of the sales of apartments in João Pessoa was obtained with the arrival of investment of money withdrawn from the stock market. The financial crisis has brought part of this contribution to real estate as a way to diversify investments, " said Fábio Henriques, who has been for 19 years a real state agent himself.

The financing is carried out directly between the builder and the buyer through the real estate broker, without going through bank financing.

In 2009, the average value of properties sold in 3366 capital was R$ 204 thousand to 193.6 thousand in the previous year, an increase of 5.37% , while the index of correction of providing real estate financing in INCC (National Index Construction) in the twelve months was less than the official inflation rate, placing 3.31%. Last year, the construction offered in João Pessoa more than 8.2 thousand buildings, which together come to R$ 1.077 billion.

Neighborhoods that experienced the most expensive square meter of the capital were Cabo Branco (R$ 3911.60), Tambaú (R$ 3232.44) and Altiplano (R$ 2969.74), while the suburbs of Expedicionários (52%) and Mangabeira (34 %) recorded the highest increases with the square meter costing R$ 2219 and R$ 1.283, respectively in the apartments sold in 2009.

As the sector is booming and the prospects of the economy are of strong growth, Fábio Henriques estimates that the projection for 2010 is that sales will grow 35% self-financing and reach one billion dollars.
