Concepts
“Using the resources available in the present without exhausting them and compromise the environment for future generations”
(Brundtland Report – 1987)

In 1987, the Brundtland Report (Our Common Future) was conceived the concept of sustainable development, thus making room for a new branch in architecture, that preaches a man’s interaction with the environment, using the elements and the available natural resources, preserving the planet for future generations, based on  solutions socially just, economically viable and environmentally friendly.

Some guidelines to consider for sustainable construction.
• Think long-term planning the work;
• Energy efficiency;
• Proper use and reuse of water;
• Use of passive techniques of conditions and natural resources;
• Use of materials and environmentally friendly;
• Management of solid waste. recycle, reuse and reduce;
• Comfort and quality of internal environments;
• Permeability of the soil;
• Integrate mass transit and alternative or the project context.

There is a discussion about the concepts of sustainable construction. First it is not right to say simply that a work is sustainable or not. The characterization of the sustainability of a building comes from the process in which it was designed, executed, and the sum of the techniques used in relation to the environment and place. Thus, it is possible to say when compared with other construction that some project is more sustainable than the other.

Think of a building alone does not make sense when dealing with environmental issues such as the sustainability of the built by the man. Because it is systemic, the construction in order to be sustainable should be developed in a context, the outside is as important as what happens inside the premises. Therefore, the comparison is the best way to evaluate a sustainable construction, the work is never alone.

If a building meets all the technical prerequisites , respect all  environmental ethic, use only appropriate materials and still not  close inside, does not respecting  the needs of the environment,  not relating to the place where it operates, abstract the other buildings and people living nearby, is not being sustainable.
It may seem complicated, but there is no obligation to meet all the 4 technical requirements for a building to be sustainable. Otherwise, the houses would all be equal. In fact, the guidelines are a way to direct those who want to build a more environmentally responsible.

A sustainable work takes in account the process in which the project is designed, who will use the environment, how long wil bel your useful  life and if, after all this time, it can be used for other purposes or not. All that concerns the materials used in it must take into account the need to waste the energy wasted in the process to be deployed in the construction and then, if these materials can be reused.

Self-sufficiency of the building should be taken into account. Often, some portion of energy can be generated on the spot and the water can be reused, so that in the long term to obtain substantial savings on electricity bills and water. Usually the external power produces greenhouse gases at some point in their production. In a broader context, providing its own energy causes the building to collaborate with the reduction of these gases.

A sustainable architecture should primarily takes into account the space that will be deployed. The natural features are extremely important for the design on these purposes. If respected, the geographical, weather, topography, combined with the social, economic and cultural place is defining how the building will be sustainable.

Thus, some solutions applied to a building in the field may not be sustainable elsewhere. For example, the first hypothesis can consider using materials of the place (wood, stone, earth, etc. …), it can get very expensive option for industrial parts, in addition to environmental impacts directly and indirectly.

Brazil, with the size of a continent, covers a variety of different climatic panoramas. A sustainable building should respect the environment where it operates.

Visitors arriving to Natal, capital of Rio Grande do Norte, just boggles the beautiful scenery of the Coastal Highway, the Bald Hill and the beach of Ponta Negra. The “Sun City” is among the most popular holiday destinations in the country. With about 800 thousand residents, the city receives more than 2 million visitors a year, from all over the world. More than 20 beaches with incredible scenery, adventure opportunities in the dunes and visit the largest cashew tree in the world, one of the local attractions.
The city carries on its cultural heritage traces of Portuguese and Dutch colonization. At the time of captaincies, the French have come here to smuggle Brazil wood, with the help of local Indians. On December 25, 1597, a Portuguese expedition arrived to oust the French and regain the captaincy. The history of the city then begins on January 6, 1598, with construction by the Portuguese of “Fortress of the Magi.”
Finished strong, soon formed a village that, according to some historians, was called City of Kings, City and after Christmas. Three decades later, the fort is occupied by the Dutch, when the city came to be called New Amsterdam. The Dutch will rule until 1654, when the site reverts to Portuguese rule.
In the first 100 years of its existence, Christmas grew slowly. But in the late nineteenth century, the city already had a population of more than 16 thousand inhabitants. Since 1922, the development of Christmas gained pace accelerated with the emergence of the first urban activities. Because of its geographical position, in II. World War served as a military base for the North American, winning air of international metropolis,
After the war the city would continue to develop, but it was in the 1980s with the construction of the Coastal Highway, the city developed its tourism. Today, the city has a quality hotel chain with about 25 thousand beds and a convention center with multipurpose auditorium. The natural beauty also attracts those who enjoy sports such as diving, surfing, and the winds allow the practice of sports such as windsurfing and kite surfing.
Business – For all that, Christmas was chosen by thousands of visitors from all over the world, not just as a tourist destination, but as new address, one of the capital’s fastest-growing number of residents.
Moreover, the real estate sector has a new breath, with the resumption and the emergence of several new developments. “The property is a big deal for the investor, as a safe investment, guaranteed recovery,” explains Waldemir Bezerra, president of the Regional Council of Realtors.
The executive director of the Union of Construction Industry of the State (Sinduscon RN), Adalgisa Ana Paulino Dias, believes that the return of consumer confidence is becoming the hot market.
In the city, the Alliance is present with two projects, the Luxor Ponta Negra (Flat), Palazzo Ponta Negra (residential) and is preparing two releases: Vivant and Terrace Dunes (residential high standard).
“These projects aim to meet the needs of customers within a contemporary language, not fads, but updated in terms of material use and deployment of a modern plastic,” explains Carlos Ribeiro Dantas, architect responsible for projects.

CONSTRUCTIVE PROCESSES SUITABLE TO DIFFERENT DEVELOPMENTS

Postado em 09/28/2009 por admin

Working in a more sustainable and less harmful to the environment. A constructive proposal of Alliance for all its developments is giving results that can be perceived in a brief visit to the construction sites of the company.
Within a proposal to build more efficient, the Alliance has developed projects that allow to save resources like energy, water and building materials, in addition to ongoing concern about the ultimate fate of debris generated.
To better manage work processes, the company works with the philosophy of “Lean Construction”, ie works leaner, where tasks that do not add value should be reduced or even eliminated.
The company seeks a gradual improvement in the reduction of losses in the construction of buildings. “It is important to emphasize that the process of streamlining the hiring of projects it is essential to specification required for each step of the work. Some projects and consultancies that were not highlighted today are employed and implemented in our beds, such as window frames, masonry, waterproofing and coating, “explains the engineer company, Angelo Rocci.
According to the engineer, in the national and international scene there are numerous building systems, it is the company together with designers who advise the project to define the most compatible with each development.
For example, the work of Luxor Tambaú system was used to partition the inside walls of gypsum blocks, ideal for a flat. This made the venture more versatile, both in reducing the execution times, as the solution of the modifications requested by customers.
In the overseas Residence Club Class, the system adopted is that of ceramic blocks of high quality, run as masonry project. To ensure waste “zero”, the walls are designed to break and no adjustments of elements. “Each project is treated different. We studied the feasibility of each project and apply the appropriate solutions, “said Angelo Rocci.
Moreover, the construction processes more rational benefit much the end customer. Besides all of the work schedule be established and enforced in accordance with the initial planning, giving more security with the purchase of development, the economy generated with the correct use of the materials is reversed within the work itself to the application of basic line without increasing construction costs.
Challenge – The construction industry looks more closely at environmental issues. Download a few percentage points in the loss of construction also means reducing the extraction of raw materials. The waste also feeds the production of the heap. Research indicates that the remains of the building represent mass, around two thirds of all waste generated in the urban area of big cities.
Lean Construction – Based on engineering and production model developed by Toyota, establishing efficient processes and promotes a significant reduction of losses during construction. Its implementation has brought excellent results in increased productivity and profitability in construction companies. Lean Construction favors the development of products and services of high quality, lower cost and in less time (lead time) possible.

The first venture of the Alliance was the Palazzo Ponta Negra, in Natal. Since then, construction has been developed from experience and observation quota of members of national and international markets.

This growth was possible due to the commitment of the merger to offer products and services of high quality in order to positively surprise the expectation of customers.
